One Marina Gardens is a 937-unit development at Marina Gardens Lane in District 1, and the first residential project to be built in Singapore’s new Marina South precinct. Two towers — one of 44 storeys, one of 30 — sit on a 131,805 sqft site directly beside Gardens by the Bay, with layouts running from 1-bedroom through to 4-bedroom Premium.
What makes the site unusual is what surrounds it, or rather what doesn’t yet. Marina South is being developed from reclaimed land as a low-car, pedestrian-led district, and One Marina Gardens is the first of sixteen land parcels to be built out. Early buyers are taking a position in a precinct that is still forming.
Marina South is planned as a mixed-use district spanning roughly 45 hectares, with about 10,000 homes alongside retail, office, hotel and recreational space. The Urban Redevelopment Authority’s vision for the area emphasises walkability, generous public greenery and a reduced role for private vehicles.
That timeline cuts both ways, and it’s worth being straight about it. Buying the first project in a new precinct means accepting that surrounding amenities, retail and neighbouring developments will arrive over a period of years rather than being there on day one. The upside is entry pricing into a district before it is fully formed; the trade-off is patience.

One Marina Gardens is open for sale and viewing by appointment. It is the first residential development to be released in the Marina South precinct, and remains the only completed land parcel of the sixteen earmarked for the area. One Marina Gardens is being built by Kingsford Marina Development Pte Ltd, part of Kingsford Development — the Singapore arm of a group founded by Chinese entrepreneur Cui Zhengfeng. The company was incorporated here in 2011 and began developing in 2012. It has since delivered more than 3,500 homes across three completed projects.

Kingsford Development received the Singapore Prestige Brand Award – Global Brands in 2019. Normanton Park went on to win Best Mega-Scale Condo Development and Best Mega-Scale Condo Landscape Architectural Design at the PropertyGuru Asia Property Awards (Singapore) in 2021.
We’d rather you heard this from us than found it yourself. Kingsford’s earlier Singapore projects drew regulatory attention. In 2017 an affiliated construction arm was fined by the Ministry of Manpower over site safety at Hillview Peak, and the BCA issued a stop-work order at Kingsford Waterbay that was lifted after rectification. In 2019 the Controller of Housing issued a no-sale licence for Normanton Park, citing those earlier findings.
What happened next matters more. Permission to sell was restored in December 2020 on the condition that every unit at Normanton Park pass the BCA Quality Mark assessment — a standard most Singapore developments are never independently held to. The project completed in 2023 and won two PropertyGuru Asia Property Awards.

One Marina Gardens is at 1, 3 and 5 Marina Gardens Lane in District 01, within the Marina South Planning Area. The land parcel is TS30 Lot 00713P. It sits beside Gardens by the Bay and is within a short distance of Marina Bay Sands and the Central Business District.
There are 937 residential units across two towers, one of 44 storeys and one of 30 storeys. The development also includes 4 commercial units made up of 3 shops and 1 restaurant, plus a childcare centre of approximately 500 square metres.
One Marina Gardens is on a 99-year leasehold with effect from 9 October 2023. Buyers should note that the lease runs from that date rather than from completion of the development, so a portion of the term has already elapsed before handover.
Unit types range from 1-bedroom to 4-bedroom Premium. Sizes span 420 square feet for the smallest 1-bedroom up to 1,647 square feet for the 4-bedroom Premium. The mix includes 1-bedroom, 2-bedroom, 2-bedroom with study, 2-bedroom HS, 3-bedroom, 3-bedroom Dual Key, 3-bedroom Premium and 4-bedroom Premium layouts.
One-bedroom and two-bedroom units together account for roughly 70 per cent of the development. There are 240 one-bedroom units, which is about 25.6 per cent of all units, and 418 units across the various two-bedroom layouts. Three-bedroom layouts make up about 25.5 per cent, and the 4-bedroom Premium accounts for 4.27 per cent.
The expected date of vacant possession is 30 April 2029 and the expected date of legal completion is 30 April 2032. Both are developer targets stated in the project factsheet and are subject to change.
The development is served by Marina South station on the Thomson-East Coast Line, reference TE21. MRT Entrance 4 is located at Marina Gardens Lane within the development boundary, and addition and alteration works to that entrance form part of the approved development. The opening date for passenger service at Marina South station is determined by the Land Transport Authority.
Estimated maintenance fees are banded by share value. One-bedroom units at share value 5 are estimated at 295 dollars. All two-bedroom layouts at share value 6 are estimated at 354 dollars. All three-bedroom layouts, including Dual Key and Premium, sit at share value 7 and are estimated at 413 dollars. The 4-bedroom Premium at share value 8 is estimated at 472 dollars. These are estimates only and are not confirmed until the management corporation is constituted.
There are 445 carpark lots in total. The site area is 12,245.10 square metres, which is 131,805 square feet, and the plot ratio is 5.6. The high plot ratio reflects the dense, city-centre character intended for the Marina South precinct.
Vacant possession is the point at which the developer hands over the completed unit and you can take occupation, carry out renovation or lease it out. Legal completion comes later and is when the title is formally transferred and the final payment under the sale and purchase agreement falls due. For One Marina Gardens these fall on 30 April 2029 and 30 April 2032 respectively.
