Two patterns are worth reading into those numbers. First, the compact stock has moved steadily rather than in a rush — the 1-bedroom and 1+Study types still have 51 units between them, which is unusual this far into a launch for a District 1 project and gives an entry-level buyer room to pick a floor and facing rather than take what is left. Second, the 4-bedroom Premium is the opposite case: 27 of 35 are unsold, so the largest family layout in the project currently offers the widest choice of level and stack in the whole development.

Union Square Residences previewed on 1 November 2024 and opened for booking on 9 November 2024. CDL reported 75 units sold on launch day at an average of about S$3,200 psf, with roughly 83% of buyers being Singaporeans. Starting prices announced at the time were:

Where prices have settled since
Caveat-emptor and portal data through 2026 put the project’s transacted band in the region of S$2,600 to S$3,800 psf, with the average sitting close to S$3,150 psf. The spread is wide because the project’s tail is unusually top-heavy: the lone Penthouse transacted in February 2026 at about S$3,828 psf, while several 990 sqft 3-bedroom units changed hands in the S$2,600s. High-floor CBD-facing stacks command a clear premium over the low-floor south-west stacks that look toward Chinatown.
For comparison, recent launches along the same stretch of river have cleared in a similar band — River Green at Robertson Quay, Zyon Grand at Havelock, and River Modern at Clarke Quay all landed roughly between S$3,000 and S$3,230 psf median. Union Square sits inside that band rather than above it, which is the main argument its buyers make.
On discounts. Developer incentives at Union Square Residences have been adjusted more than once since launch, and star-buy units appear and disappear within a phase. The only reliable price is the one on the developer’s chart on the day you book. Unit mix, sizes, share value and maintenance fees
The mix leans heavily towards compact stock: 1-bedroom and 2-bedroom types together account for 271 of 366 units, or about 74% of the project. That is a deliberate choice for a city-fringe address with a large rental catchment, and it explains why the four largest layouts feel scarce.

Maintenance is charged at S$36 PSVPM in total, split between a residential common fund at S$26.55 PSVPM and a development-wide common fund at S$9.45 PSVPM — the second component covers the shared areas of the integrated precinct. For a 2-bedroom unit that works out to roughly S$720 a month before GST, which is on the higher side for a 700 sqft apartment but typical of a mixed-use development where residents share infrastructure with an office tower and a retail precinct.

Because the tower has a U-shaped plan, each stack has a distinct outlook, and the difference between a north-east and a south-west unit at the same price point is substantial. 1 Bedroom and 1 Bedroom + Study, 463 – 506 sqft
The A1 at 463 sqft is a conventional one-bedder with a balcony, an enclosed kitchen and a combined master bath. The A2S and A3S at 506 sqft add a study that is genuinely usable as a desk room rather than a token alcove, and both are 2.75 m to the ceiling. A1(d) units on levels 31 and 32 get an estimated 3.75 m ceiling at the living and dining area, which is the single biggest upgrade available in the compact range.
2 Bedroom and 2 Bedroom + Study, 700 – 743 sqft
Six variants across five stacks, which is why the 2-bedroom band is the most flexible part of the project. B1 (710 sqft, stack 11) and B4 (732 sqft, stack 09) run highest, to level 39. B5S at 743 sqft adds the study and was the showflat unit, designed by Farm. All 2-bedroom types carry a 2.75 m ceiling except the (d) units on levels 31 and 32.
3 Bedroom and 3 Bedroom Premium, 990 – 1,066 sqft
Both types are sold out as at September 2026. The C1 at 990 sqft is a compact three-bedder with a wet and dry kitchen; the C2P Premium at 1,066 sqft adds a yard, a store and a WC, and was shown at the gallery in a Park Avenue interior scheme. 4 Bedroom Premium, 1,518 sqft
Stack 08, levels 3 to 37, with a private lift opening onto a lobby inside the apartment. The layout gives you a master with walk-in wardrobe and bathtub, a junior master suite, two further bedrooms, a wet and dry kitchen, a yard and a WC — and a 2.85 m ceiling, the highest standard height in the project. With 27 of 35 still unsold, this is where a family buyer has real negotiating room on level and orientation.
Sky Suite and Penthouse, 2,476 and 4,833 sqft
Three apartments occupy the top of stack 08: Sky Suites on levels 38 and 39, and the single Penthouse on level 40. One Sky Suite sold on launch day for S$9.288 million; the other remains available. The Penthouse transacted in February 2026. All three look north-east across the Singapore River towards Marina Bay.

Site plan and facilities
Facilities are split across two decks rather than stacked on a single podium, which is the usual compromise on a tight city site. Level 3 carries the family and social programme; level 34 carries the view.
Level 3 — Social Vista
The main deck: a lap pool with pool deck and aqua lounge, an aqua gym, a separate wellness pool, outdoor showers, a secret garden, a gourmet pavilion and wellness pod, Club Social, a kids’ club, a social lounge, a yoga studio and a co-working studio, plus changing and steam rooms and the management office.
Level 34 — Union Vista
The sky deck: a sky pool with pool deck and aqua lounge, Club Gourmet, alfresco dining, a spa alcove, an eco wall, Club Union and a Sky Gym that looks out over the river and the CBD. If the view is what you are buying, this is the floor that delivers it to every resident rather than only to the high-floor stacks.
Sky pods on the tower face
Between the two decks, the tower’s north-west elevation carries a sequence of small landscaped pods — Wellness, Fitness, Relaxation, Serenity, Cosy, Leisure and Vista — set at intervals up the building. They are communal breakout spaces rather than full facilities, and they are the reason the façade reads as layered rather than flat.

Location and connectivity
MRT and roads
Clarke Quay station on the North East Line (NE5) is the nearest, at roughly 470 m or a six-minute walk. Fort Canning on the Downtown Line (DT20) and Chinatown, which interchanges the North East and Downtown Lines (NE4 / DT19), are both within comfortable walking distance, giving the address three lines on foot. For drivers, the Central Expressway is directly accessible from Havelock Road, and Raffles Place is a short hop across the river.

Schools
River Valley Primary School falls within 1 km of the site, which matters for Primary 1 registration. Outram Secondary School is close by, and for older students the School of the Arts, Nanyang Academy of Fine Arts and Singapore Management University are all a short ride up the Downtown or North East Line. Balloting outcomes change year to year, so check the MOE school finder against the exact postal code before relying on this.
Views by facing
Developer view studies were shot from levels 3, 5, 13, 23, 34, 38 and 40 on each facing. The practical takeaway: the north-east stacks (04, 05, 08, 09) open up over the river from about level 13, the south-east stacks (10, 11) hold a CBD outlook from roughly the same height, and the south-west stacks (01, 02, 03) look across low-rise Chinatown, which stays open but is less dramatic. Below level 8, most facings are partly blocked by the adjacent conservation buildings and the neighbouring blocks.
What makes this site unusual
Most new launches are a plot of land with a tower on it. Union Square is a planning story, and three details are worth knowing because they shape what the address will look like in 2029 and beyond.
The first SDI project on the Singapore River
It is the first development in the Singapore River planning area approved under URA’s Strategic Development Incentive Scheme, which grants extra gross floor area in return for a redevelopment that lifts the wider precinct. Union Square secured a GFA uplift of 67%.
CDL rebuilt the whole block, not one site
CDL assembled Central Mall, Central Square and the adjacent conservation shophouses and is redeveloping all three under the same scheme. The neighbour risk that usually hangs over a city-fringe purchase — an old block next door going en bloc later — has largely been absorbed into the same project.
A real mixed-use catchment, not just retail podium
A 20-storey Grade A office tower and a roughly 130-key co-living building sit on the same block. For a landlord, that is an on-site tenant pool rather than a hypothetical one, which is the strongest part of the rental argument here.
Green Mark Platinum SLE
The first Green Mark Platinum Super Low Energy mixed development to launch in Singapore. In practice that means lower running costs for the shared plant, which feeds into the maintenance fund over time.
The architectural idea follows from the site: Aedas gave the block a U-shaped profile that reads as two arms meeting, a reference to the union of the two former sites and to the meeting of the Singapore River and the CBD. It also produces the range of facings set out in the stack table above.
Who Union Square Residences suits — and who should look elsewhere
An honest read is more useful to you than a brochure, so here is both sides.
It works well if
- You work in the CBD or Shenton Way and want to walk or take one stop rather than commute. Three MRT lines on foot is rare even in District 1.
- You are buying for rental yield in a compact unit. The 1-bedroom and 1+Study types sit in a catchment of offices, co-living and river-front F&B, and 51 units remain so you can still choose a facing.
- You want a large city apartment with a private lift and there is genuine choice — 27 of the 35 four-bedroom Premiums are still available, which almost never happens two years into a launch.
- You value the precinct being finished as a whole rather than being one tower in a street of ageing blocks.
Think carefully if
- You want a three-bedroom. Both 3-bedroom types are sold out. The next size up is the 1,518 sqft 4-bedroom Premium, which is a materially larger commitment.
- Quiet matters a great deal to you. Havelock Road is a busy arterial, Clarke Quay’s nightlife is across the water, and there is a mosque opposite and a Chinese temple nearby. Low-floor south-west stacks feel this most; high floors on the north-east face are calmer than the map suggests.
- You are comparing pure land value. This is a 99-year leasehold on a tight urban plot with a high share of compact units. It is bought for the address and the precinct, not for plot ratio upside.
- Maintenance sensitivity. At S$36 PSVPM across two funds, the monthly outgoings on a 700 sqft unit are closer to what you would pay in a much larger suburban condo. That is the cost of the integrated facilities.
