The Site: A Piece of Watten Estate History

Watten Estate was developed by Far East Organization in 1969 and remains a quiet, low-rise freehold enclave in District 11, bounded by the Bukit Timah corridor to the south and the Shelford and Hillcrest roads around it.

The 134 Watten Estate Road site currently holds a three-storey walk-up apartment block from the late 1970s, which Far East Organization kept and leased out for more than four decades. Next to it is Casa Perla, a cluster of seven detached houses. A redevelopment site of this size rarely comes up inside an established landed estate, and Aurum Land’s purchase is among the largest landed land deals of 2026 by site area.

The sellers’ agent describes the setting as quiet, close to a park and within walking distance of the cafés and restaurants along Greenwood Avenue.

Why Aurum Land’s Name Matters

With design still under wraps, the developer’s past work is the best indicator of what to expect.

Source: caveat data as reported by EdgeProp Singapore (Sep 2026). Market agents involved in the land deal have suggested new homes on this site could exceed $5,000 psf of land; this is an industry estimate, not developer pricing. For resale data across the area, see condolisting.sg.

Frequently Asked Questions

What is Aurum Land building at Watten Estate?

Aurum Land has agreed to buy a freehold site of about 37,155 sq ft at 134 Watten Estate Road, zoned for three-storey mixed landed housing. It has not yet announced the project name, design or number of homes.

When will it launch?

No launch or preview date has been announced. Landed redevelopments typically need planning approvals before sales begin, so a launch is unlikely to be imminent. Register for updates and we will notify you as soon as there is official news.

How much will the houses cost?

There is no developer pricing yet. Recent Watten Estate resale semi-detached houses have transacted around $2,750–$2,970 psf of land, and new landed homes nearby have reached roughly $4,000–$4,500 psf. See the benchmarks table above.

Is it freehold?

Yes. Both plots that make up the site are freehold.

Can foreigners buy?

Landed homes in Singapore are generally restricted for foreign buyers, who need government approval to buy landed residential property. Check your eligibility with the Singapore Land Authority before making plans.

Is this related to Vila Natura or other “Aurum” projects?

No. This project is by Aurum Land, part of the Woh Hup group. Some other projects use similar names, such as those by Aurum Gravis, but they come from a different company.
